  • Built to conform to all state, local or regional building codes (i.e., UBC, NEC, UMC).
  • Built specifically for a basement or crawl space.
  • Built in a controlled environment where no moisture touches the structure until finished.
  • Many styles to choose from…rambler, bi-level, tri-level, quad sections, 1 ½ story, 2 story…you can even design your own. 
  • Usually less expensive per square footage than a site built home and modulars have the same longevity as its site built counterpart, increasing in value over time. 
  • Plumbing & heating are done on site. 
  • Modular Home financing is the same as site built homes…same interest rates!

Manufactured Homes

  • Also known as mobile homes, sectionals, double-wide, triple-wide, & single-wide. 
  • Built according to the state construction standards act of 1976, known as HUD code. 
  • Built in a controlled environment on a non-removable steel frame. 
  • Self-contained home with a furnace, water heater, ducts & plumbing all on the main floor.  
  • Manufactured Homes are installed on frost piers, engineered slabs, or basements.
  • Generally less expensive than modular homes.
